What is an SMSF home loan from a non-bank lender?

An SMSF home loan finances acceptable residential property inside a self-managed super fund structure (trust borrower), subject to SIS Act / contribution and advice rules plus the lender’s credit policy. Brokers use specialist non-bank SMSF products when bank appetite, documentation, or structure does not fit. It is not a personal-name residential loan and it is not automatic approval.

Who does SMSF suit / not suit?

Suits: Brokers arranging SMSF residential purchase or refinance where members can evidence regular verified contributions and meet guarantee and advice requirements within 80% LVR and published loan/exposure caps.

Documents snapshot

  • Evidence of regular, verified superannuation contributions (PAYG, self-employed Full Doc, or Alt Doc sources such as bank statements showing business revenue, accountant letter, ATO portal, or BAS per guide).
  • Voluntary contributions only considered with 6 months of evidence (guide).
  • Member guarantees and (for new purchase) written financial advice for each member.
  • Alt Doc / contribution pathways are documentation options — not an approval promise.

Safer broker phrasing

  • “SMSF trust product within published 80% LVR and guide caps”
  • “Member guarantees and contribution evidence required see current Product Guide
  • “Subject to full credit assessment and advice requirements on new purchase”

Do not say: guaranteed SMSF approval, invent rates, or mix another lender’s branding.
