Self-employed home loans for mortgage brokers
1. Direct answer — can self-employed borrowers get a non-bank home loan?
Yes — within published policy. In Australia, self-employed borrowers (sole traders, company directors, trusts) can apply for residential home loans using Full Doc or Alt Doc evidence, depending on the lender’s product rules. Blue Whale Money supports self-employed clients on products that publish Full Doc and Alt Doc pathways — primarily Prime and Near Prime for standard residential, with Expat, SMSF, and Commercial also offering Full+Alt where the structure fits. Super Prime is Full Doc only (Alt Doc not available).
Alt Doc is a documentation option within printed policy — not a credit offer, pre-approval, or guarantee of approval. Every application is subject to full credit assessment.
2. Key facts (Prime vs Near Prime at a glance)
Published maximums from the May 2026 Product Guide (§13). Always confirm against the guide in force at submission before quoting a client. Interest rates are not published on this page.
| Limit | Prime (guide) | Near Prime (guide) |
|---|---|---|
| Borrower type | Individual / company / trust | Individual / company / trust |
| Maximum LVR | 85% (LMI over 80%) | 80% |
| Maximum loan amount | $3,500,000 | $3,500,000 |
| Maximum borrower exposure | $5,000,000 | $5,000,000 |
| Maximum loan term | 40 years | 30 years |
| Documentation | Full Doc + Alt Doc | Full Doc + Alt Doc |
| Self-employed ABN (guide) | Minimum 24 months | Minimum 12 months |
| Self-employed GST (guide) | Minimum 12 months registered | Minimum 6 months registered |
Self-employed is not a separate seventh SKU. Match the client to Prime, Near Prime, Expat, SMSF, or Commercial using structure, credit posture, and security — then apply the SE Full Doc or Alt Doc pathway printed for that product.
3. Who this is for / who it is not for
Suits:
- Self-employed clients who can evidence income under Full Doc or Alt Doc and meet ABN/GST tenure for the chosen SKU
- Company or trust borrowers on Prime / Near Prime (and Commercial where security fits)
- Brokers placing clients who need Alt Doc evidence (accountant letter, BAS, bank statements, or ATO portal) within published LVR caps
- Shorter ABN/GST tenure files that still fit Near Prime guide minimums (12 months ABN / 6 months GST)
Not for:
- Expecting Alt Doc on Super Prime (Full Doc only)
- Inventing “no-doc” or guaranteed / pre-approved lending
- Quoting only Prime when the file needs Near Prime-style arrears/defaults flexibility
- SMSF contribution pathway without using the SMSF product
- Commercial security on a residential SKU (use Commercial)
4. Eligibility notes (high level)
- Credit posture: Prime is cleaner credit settings (arrears / discharged bankruptcy printed No; defaults $1,500 paid). Near Prime allows more flexible arrears/defaults within printed rules (mortgage arrears up to 1 month; other arrears up to 3 months; defaults unlimited when listed >24 months, or paid $2,500 if listed <24 months). Confirm exact wording in the Guide.
- LVR / term drivers: Need up to 85% LVR and/or 40-year term → start with Prime. Need shorter ABN/GST or printed Near Prime credit flexibility → Near Prime within 80% LVR.
- Serviceability: Printed NSR 1.0x on these residential SKUs (Guide).
- Vacant land (investment only): Available on selected Prime / Near Prime scenarios up to 75% LVR where printed — not a substitute for Commercial security.
- Location categories: Pricing subject to location Cat (rates not listed here).
Definitive eligibility lives in the Product Guide version in force at submission — this page is a broker research summary only.
5. Documentation pathways (self-employed)
Pattern family for Prime / Near Prime (and Full+Alt specialist SKUs). Confirm exact wording in the current Product Guide before submit.
- Self-employed Full Doc: 1 year company and individual tax returns; 1 year financial statements and either latest financials with an accountant’s letter or previous year’s financials with a Notice of Assessment.
- Self-employed Alt Doc: Declaration of financial position plus one of: accountant letter; 6-month BAS; 6-month bank statement; ATO portal evidence.
- ABN / GST tenure: Prime guide minimums 24 months ABN / 12 months GST registered; Near Prime guide minimums 12 months ABN / 6 months GST registered.
- Super Prime note: Self-employed Full Doc uses a 2-year tax-return pattern; Alt Doc is not available.
Full Doc and Alt Doc are documentation options within published policy — they are not an approval promise.
6. Example broker scenarios (illustrative only)
Examples below show how a broker might match a profile to published pathways. They are not case approvals, quotes, or guarantees.
- Sole trader, 3 years ABN, clean credit, wants Alt Doc via BAS: Consider Prime Alt Doc if LVR/term fit (up to 85% / 40y). Confirm GST tenure and Alt Doc evidence pack against Guide.
- Company director, ~14 months ABN, mild older defaults: Consider Near Prime if within 80% LVR and printed defaults rules; Alt Doc may apply if Full Doc financials are not ready.
- Self-employed Australian expat documenting overseas income: Use dedicated Expat SKU (individual only; Full+Alt; casual N/A) — not a generic Prime shortcut.
- Self-employed SMSF members buying in fund name: Use SMSF (trust borrower; member guarantees; advice rules for new purchase).
7. Comparison — where self-employed fits (no rates)

8. Broker FAQs
Can I get a home loan without tax returns if I am self-employed?
Some non-bank pathways allow Alt Doc evidence instead of full tax returns — for example a declaration plus accountant letter, BAS, bank statements, or ATO portal — where the product prints Alt Doc. On Blue Whale Money, Alt Doc is available on Prime, Near Prime, SMSF, Expat, and Commercial. It is not available on Super Prime. Alt Doc ≠ guaranteed approval.
Does Alt Doc mean guaranteed approval?
No. Alt Doc is a documentation pathway. All credit decisions follow full assessment against Blue Whale Money credit policy.
What ABN / GST tenure applies on Blue Whale Money?
Guide minimums for self-employed: Prime — 24 months ABN / 12 months GST registered; Near Prime — 12 months ABN / 6 months GST registered. Confirm before quoting; specialist SKUs may print their own tenure notes.
Can company or trust borrowers apply?
Yes on Prime and Near Prime (and Commercial). Super Prime and Expat are individual only. SMSF is trust only.
Is “low doc” the same as Alt Doc?
Market language varies. On Blue Whale Money public pages, use Alt Doc as printed in the Product Guide — do not invent a separate “no doc” product or promise.
